The Project presents an excellent opportunity to continue the downtown revitalization encouraged by the BDFZ Regulations. The Site is an underutilized property located in the Downtown core, currently improved with an abandoned gasoline filling station. The ground floor retail and upper floor residential uses would complement adjacent uses, including the Pelham Picture House, as well as Woodland Park across the street. It will also encourage the further redevelopment of the two other underutilized lots along Wolfs Lane, which are also currently improved with gasoline filling stations.
